WHY MIDDLE TN HAS BECOME A SELLERS MARKET


According to the National Association of Realtors ,more than 5 million homes were sold
in 2013. It was the best year since the boom times of 2006, when 6.5 million were sold.
“Job growth, low mortgage rates and pent-up demand had been driving the market
since 2011,” said NAR Chief Economist Lawrence Yun.
A healthy amount of homes for sale, or inventory, is around 5 to 8 months. Right now
Middle TN inventory is only around 60 to 90 days, which is considered an unhealthy
inventory level. Sellers who have had their home for sale in the 4th quarter of 2013 are
now finding themselves in multiple offer situations; so, buyers are quickly learning the
hard lesson that the day of getting a steal is gone.
It’s more important now to work with a professional Realtor who is a full time agent and
not treating Real Estate as a hobby. Almost all of you may know someone who has been
